This property has had several owners, each with their own plan. Our plan is slightly similar to past projects, but we’ve made significant changes that make this project better for the Crystal River community. We value the natural beauty in Crystal River and are making every effort to minimize the environmental impact our development will have.
Crystal River Commons is designed to meet the needs of this growing community in a way that impacts the environment the least – No Net Loss of wetland area!
In addition to on-site preservation, we plan to purchase over 300 acres of environmentally sensitive land adjacent to the Crystal River State Buffer Preserve. Our intent is to contribute a significant portion of this land to the Florida Department of Environmental Protection (FDEP)
Green techniques and technologies focus on water quality and conservation, preserving ecosystems, and using efficient energy practices. From beginning to end, the development of this project will minimize impacts on the environment and maximize conservation.
Our environmental specialist completed a thorough study of the plants and animals on the property. This study revealed small populations of gopher tortoises and Sherman’s Fox Squirrels. Both species will be relocated in accordance with the Florida Fish and Wildlife Conservation Commission rules.
Native LandscapingOur landscape plans include native vegetation, which will dramatically reduce the water needed for irrigation and require less pesticide use.
Crystal River Commons is estimated to bring over 1,000 jobs to the Crystal River Community. It is also estimated to generate $3,000,000 in impact fee revenue as well as $75,000,000 of taxable revenue.
Our plans include the construction of a new road between Ozello Trail and Venable Street, which will reduce traffic at the US 19 and Venable Street intersection – one of the worst in the county!
